Most floors that fail did not fail at the surface. They failed underneath, and the tile or the plank on top simply reported the problem. A dip in a subfloor becomes a hollow tile that eventually cracks; a soft or moving section becomes a grout line that opens up in a straight run; an old adhesive bed left in place becomes a floor that never sits flat no matter what goes over it. So the preparation is genuinely the job rather than the preamble to it. That means lifting old tile, vinyl or carpet out properly, taking the residue with it, and then checking the subfloor for flat and for movement before deciding what it needs. Sometimes that is a self-levelling pour, sometimes it is fixing a squeaking or springing section, sometimes it is backer board so tile has something stable to bond to. Repairs are worth asking about before replacing a whole floor. A handful of cracked or drummy tiles, a failed grout run, or a threshold that has come loose is often a repair rather than a tear-out, and you will get a straight answer about which one you are actually looking at rather than an automatic quote for the larger job.
