What BESA actually does

Tile is not a trade you can rush or hand off halfway. The person who measures your floor is the person who sets it.

    Substrate checked flat and sound first, because tile telegraphs every dip and every soft spot beneath it.

    Where the full tiles land and where the cuts fall is decided before anything is stuck down.

    Set, spaced, grouted

    Set to a line, spaced consistently, then grouted and trimmed so the edges are finished rather than filled.

    Where a job crosses into licensed plumbing or electrical, you are told plainly, not sold it.

Do you do the plumbing and electrical in a bathroom remodel?
No, and that is worth being clear about before a job starts. The tile and surface side is the work here: tear-out, subfloor, waterproofing preparation, layout, setting, grout, trim and transitions, and setting fixtures back onto finished tile. Moving a drain, re-piping, or running new circuits is licensed plumbing and electrical work in Delaware and goes to that trade. You will be told which parts of your job fall on which side of that line when you get the quote, rather than halfway through.
What areas do you cover?
Wilmington and across New Castle County, Delaware, including Bear, Newark, Middletown, New Castle, Claymont, Hockessin, Pike Creek, Glasgow, Elsmere, Brandywine Hundred and Greenville. If you are a little outside that, call and ask rather than assuming.
Can you tell me what is wrong with my existing floor?
Usually, yes, and it is worth asking before replacing the lot. Cracked or hollow-sounding tiles, grout opening along a straight run, or a floor that springs underfoot are all symptoms of something underneath rather than the surface itself. Sometimes that is a repair, sometimes the floor genuinely needs to come up. You will get a straight answer about which one you are looking at.
Do I have to pick the tile before you can quote?
No. A quote can be worked out from the room, the square footage and roughly what you have in mind. Tile size and pattern do change the labour, though, so it is worth knowing that a large-format tile, a herringbone or a mosaic are not the same amount of work as a straightforward square set, and the number will reflect that once the choice is made.
